Madurez ESG e innovación en la vivienda social

revisión sistemática según la ABNT PR 2030

Resumen

Este estudio analiza la convergencia de las prácticas globales de ESG (Ambiental, Social y Gobernanza) en Vivienda de Interés Social (VIS) con los niveles de madurez establecidos en la Práctica Recomendada ABNT PR 2030 (2024). Se llevó a cabo una revisión sistemática de la literatura fundamentada en el protocolo PRISMA 2020. La búsqueda bibliográfica se realizó en las bases de datos Scopus, Web of Science y SciELO, obteniendo 101 artículos filtrados y estratificados mediante la técnica de peso de la evidencia. Los resultados demuestran que la literatura más reciente se concentra principalmente en los niveles estratégico y transformador de la norma. En este marco, se observa una transición desde el enfoque exclusivo en la ecoeficiencia hacia abordajes integrados que incorporan modelos multicriterio, gobernanza de datos y el uso de tecnologías emergentes como gemelos digitales e inteligencia artificial. Se concluye que el sector habitacional avanza de modelos orientados a costos hacia la gestión integral del ciclo de vida, en la cual el eje de gobernanza actúa como facilitador de la sostenibilidad financiera y la justicia espacial, mientras que la dimensión social inclusiva permanece como una frontera de madurez que requiere consolidación en la práctica.
